Project Description:
WA Plumbing Solutions tendered on and won the contract to upgrade Sevenoaks Senior High Schools internal sewer system. The works were required to be completed in 3 stages to limit the disruptions to the school while exams were being undertaken.
The Scope of the work:
WA Plumbing Solutions were contracted by BMW to repair, replace and upgrade sections of sewer that were over 50 years old and starting to fail. We were required to structurally reline sections of sewer that ran under buildings, replace main sections of sewer from earthenware to PVC, install a 4 .5 mtr deep sewer pump station, 190mtrs of HP rising main, including scour valves and maintenance shafts. Due to the high-water table level United Pumps were engaged to provide dewatering to all excavation below 1.5mtrs in depth. The services were required to be excavated thru carparks, grassed areas and garden beds. We were required to supply the Department of Education a detailed safety management plan that provided pedestrian traffic management plans, exclusion zones and public access ways thru the construction zone. The contract commenced in September 2017 and was completed in January 2018. WA Plumbing Solutions provided project management services as part of our contractual obligations. We contracted in Electricians, Concreters, Asphaltor’s and landscapers to enable the site to be handed back to The Department of Education at a higher standard than was previously had.
WA Plumbing Solutions tendered on and won the contract, we were required to, provide Police Clearances, Gantt charts, Quality control plans, work method statements and OH & S management plans prior to commencing works onsite, all employees and sub-contractors were then required to undergo on site inductions held by both The Department of Education and WA Plumbing Solutions.
Ryan Allen was the project manager/site supervisor, he liaised with the Department of Education and the Legg Civil to ensure that the installation of the sewer upgrade was completed prior to the start of the school year. Ryan Allen ensured that all tradesman that attended the site had a complete understanding of how their work would impact the operation of the facility to enable minimal disruption. Ryan also over saw the installation of all services as well as the make good of all areas. On completion of the contract WA Plumbing Solutions supplied as constructed documents and manuals and maintains a 12 month defect liability period over the contract.
Project difficulties/ Issues
During the removal of the existing sediment traps buried ACM was located around the brick structures, As per the Department of Education’s Asbestos Management Policy WA Plumbing Solutions engaged the services of Grencap Environmental who provided test results confirming the presence of ACM and as such supplied to us an asbestos management plan, WAPS the engaged a licensed asbestos removal company to remove the contaminated material and spoil, whilst the material was being removed we conducted air monitoring and on completion we handed over a closure report to the department of Education for their records.
Although these works delayed the construction by 2 weeks we increase our man power and handed the contract over on the original PC date.
